Both units span three floors and feature an open concept kitchen/living space specifically designed for entertaining large  parties. The Tides also has ample yard space for entertaining along with plenty of off-street parking. The accommodations were built to comfortably host family vacations, large parties, corporate retreats, and wedding parties visiting Newport Rhode Island.

COVID-19 UPDATE: During the pandemic we are taking extra measures to give all of our guests additional peace of mind. Prior to your arrival, you can be rest assured that the unit will be fully cleaned according to CDC guidelines. This includes ventilating the unit, cleaning/disinfecting all surfaces and high touch items (light switches/door knobs/remote controls/etc.), washing all linens/silverware/dishes at high heat setting, and cleaning the air filters in the ductless mini-split systems, which are generally safer than HVAC systems. We have also contracted with a company that provides professional COVID-19 cleaning services. The service involves wiping down all surfaces with a safe Hydrogen Peroxide (H2O2) aqueous cleaning solution and also applying the same solution via fogger machines to permeate throughout the home and kills all microorganisms, viruses, and bacteria. The service is included for stays of 7 days or more and can be added at an additional cost of $300 for stays of less than 7 days. Prior to your arrival we will provide you with an access code to the unit. You will be the first to re-enter with confidence that you are entering into a completely sanitized space. During your visit, we will also be on call to provide you with support throughout your stay.

Note that we are trusting that all of our guests abide by all RI state guidelines and regulations in place throughout their stay. RI guidelines are continuously evolving and can be found online.

These BRAND NEW spaces each offer 3,200+ square feet (each!) of living area which includes 3 floors, 5 bedrooms, a large second floor common/entertaining space, decks, open living areas on each floor, and both feature expansive views of the Atlantic Ocean. The Tides is located in the “Atlantic Beach” neighborhood and is steps to First beach and Cliff Walk, and is just 1.5 miles to downtown Newport.

The building is situated on a large, 1/2 acre lot which includes ample parking as well as a large yard for outdoor activities and entertaining. The Atlantic Beach neighborhood is an up-and-coming area that is currently undergoing a mini-renaissance with an influx of renovations and new construction and includes restaurants, bars, coffee shops, popular breakfast spots, and a brand new convenient store. The Tides is also right across the street from The Newport Beach House, Longwood’s beach-front wedding venue.

There are two units available for rent, totaling 10 bedrooms and 8 bathrooms. Both units have been designed to comfortably accommodate very large parties, including wedding parties and family gatherings and can be rented either separately or together. The Tides is furnished and styled similar to The Sea Breeze Inn, our sister Boutique Hotel that is located just up the street.
